Applicants must provide satisfactory written proof of the requested documentation. This verification process helps ensure the accuracy of the information provided and assists landlords in making informed decisions. For tenants, supplying this information confirms their financial capability to afford the rental property, aiding them in making a well-informed decision. This requirement is applied uniformly to all applicants in compliance with fair housing laws.

MUST PROVIDE

  1. Provide proof of CURRENT Residence and Employment.
  2. Provide proof of PREVIOUS Residence and Employment.


PROPERTY OWNERS: 

  • Verifiable Ownership in the Counties website if sold property.
  • If ownership and rental at the same time must be able to show sufficient income to be able to rent and pay mortgage. 


SELF EMPLOYED - Any of the below:

  • Personal bank statements showing owners draw.
  • Schedule K
  • IRS Form 1040, Page 1.

Parent, Son, Daughter, Siblings or any Relative Verification of Residency will not be accepted. 


ONLY if the following are provided, no exceptions.

  • Proof of monthly rent payments for the duration of residency.
  • If no rent was given, proof of Utility or any Bills paid for the duration of residency.
  • Due to parents medical reasons you were the caregiver, no rent or utilities was paid, documented proof that you took care of them. Reasons for no longer a caregiver.

Renter's Insurance (Pets)

Pre-paid in advance for 1 year.

  • Provide declarations page.
  • Proof of payment receipt.
  • Add Vajk Properties as additional insured.
  • Liability Coverage $200,000.
  •  Water and Sewer Backup (endorsement to be included with policy) $5,000 
  • Water and Sewer Backup Tenants with Aquariums $100,000.

Added to Renter's Insurance.

  • All pets at the property must be added to renter's insurance.
  • Excluded Breeds will require a separate animal insurance.
  • Coverage for Bite Liability.
  •  Policy specifically states ‘Any damage caused by pets’.


NOT AUTHORIZED

  • If pet can not be insured it is not permitted on rental premises / property.
  • Guest pets are not permitted on rental premises / property.

Not declaring a pet can be a hazard / liability to the landlord, therefore it is IMPORTANT to notify about any pet you will be having at the rental property whether inside or outdoors. Any unauthorized pet will result in immediate termination of contract PLUS a $500 unauthorized fee for each pet / animal at the rental property or yard.

Turtles (order Testudines), Tuatara (order Rhynchocephalia [Sphenodontida]), Lizards.


IMPORTANT INFORMATION - NOT AUTHORIZED!!!!  Snakes (any kind/type), and Crocodiles / Alligators. These pets are deadly causing extensive expenses. Penalty of $2,000 per snake or Crocodiles / Alligators and if caused death will be sued for over $1,000,000.00.

Your dogs resume could include a description of characteristics of your pets that make them good neighbors, how you keep your pets free of infectious disease and parasites, and how you take care of wastes from your pets. Must provide written proof of neutered or spayed.
